Verifying compliance to the highest sustainability standards, Satekles Business Center developed by Linstow Baltic successfully acquired the planned BREEAM certification design phase certificates in October. They have been awarded to two parts of the business complex, and both have reached the level of “Outstanding”. Currently, no other buildings in Latvia have such a high BREEAM rating.

One BREEAM certificate with an “outstanding” rating, reaching 89.9%, has been awarded to the building at Ernesta Birznieka-Upīša Street 2, which once it has been built will become AS SEB banka’s main office building in Latvia. The second certificate with an “outstanding” rating of 89.2% has been awarded alongside the forthcoming buildings at Ernesta Birznieka-Upīša Street 4 and Dzirnavu Street 106, whose premises spanning an area of 2,200 m2 are already open for applications from new tenants.

According to Linstow Baltic Project Development Director Andis Kublačovs, “As early as the conceptual design tender stage, and in accordance with the requirements of the general tenant AS SEB banka, the Satekles Business Center project envisioned a combination of the highest quality standards with outstanding sustainability solutions. Our ambition is to create a modern, comfortable, pleasant and sustainable working environment for both the employees of the new offices and their visitors. The international recognition we received in accordance with the BREEAM building certification system BREEAM International New Construction 2016 for the design stage with the highest assessment in Latvia to date, increases our belief that we will succeed in maintaining this level throughout construction until we receive the final BREEAM certificates after the complex enters service. I would like to say many thanks to everyone involved in this process – we have reached this level of excellence together!”

The 12,000 m2 Satekles Business Center office complex will be located in the quarter between Elizabetes Street, Ernesta Birznieka-Upīša Street, Dzirnavu Street and Satekles Street and will be part of the Riga Central Railway Passenger Station and the Origo One Business Center neighbourhood quarter. It will include a total of five interconnected buildings, including the integration of one wooden building that is part the city’s cultural and historical heritage. The main building at Satekles Business Center will have seven floors. The complex is due to open in 2025.

Linstow Baltic expresses genuine appreciation to its partners for the outstanding work that has enabled the Satekles Business Center office complex to attain the prestigious assessment conferred by BREEAM certificates. The professional skill and close collaboration of the partners have helped to achieve these results. Special thanks go to the general partnership SN&L, which unites Sarma & Norde Arhitekti and Lauder Architects, as well as Design Studio H2E, the architectural and interior design company xcelsior and the Forma 2 team of engineering consultants for their contribution to the preparation of project solutions, and to the BREEAM auditors from SEES (Lithuania) for managing the BREEAM process.

BREEAM (British Research Establishment Environmental Assessment Method) is an internationally renowned assessment system, which facilitates the assessment of various types of buildings including offices, shopping centres and apartment buildings, etc. according to certain sustainability criteria. The BREEAM certificate can be obtained for specific stages of a site’s development including the design stage, during construction work, and after the completion of construction.
