SATEKLES BIZNESA CENTRS Receives “BIM Project of the Year” Award for Excellence in the Use of Digital Solutions
SATEKLES BIZNESA CENTRS, the Class A office complex developed by Linstow Baltic, has received the “BIM Project of the Year” award at the “Best Building in Latvia 2025” competition for its outstanding use of digital tools in design and construction. The award recognises the project’s high quality and the systematic application of Building Information Modelling (BIM) solutions throughout its development, enabling effective collaboration among all parties involved, more accurate project planning and information management, while also laying the foundation for efficient long-term building management.

SATEKLES BIZNESA CENTRS is the first project in Latvia where design, expertize of the detailed design, the construction tender, construction quality control, contract management and facility management were all carried out within a common data environment on a single digital platform – from the initial design stage through to the building’s ongoing operation.
During the design stage, models from all disciplines, including architecture, structures and building services were developed and integrated. This made it possible to identify issues at an early stage and reduce the risk of redesign, accelerating the design process and improving the quality of decision-making. During construction, BIM models provided the basis for planning construction works, producing more accurate quantity calculations and creating visualisations. The use of 3D and 4D models helped monitor construction progress, while digital as-built models ensured higher-quality handover documentation.
The common data environment – Dalux Box and Dalux Field – brought together all project documentation, BREEAM evidence, drawings, BIM models and communication on a single digital platform. This enabled faster access to information, effective document version control and transparent collaboration among designers, contractors and construction supervisors.
Thanks to mobile access tools, all specialists involved, including designers, contractors and construction supervisors, were able to access the latest data, drawings and models directly on the construction site using tablets and smartphones.
Now that construction has been completed, BIM will also serve as a valuable tool for managing the complex. The use of BIM in facility management through Dalux FM supports more efficient and sustainable building operation in several ways. It ensures access to reliable, high-quality data and enables the automation of maintenance tasks, reminders and service requests, helping to reduce costs and extend the service life of equipment.
The 12,000 m² SATEKLES BIZNESA CENTRS incorporates energy-efficient and environmentally sustainable technologies that reduce resource consumption and enhance tenant well-being. The project has achieved a BREEAM Outstanding certification with the highest BREEAM rating in the Baltics and has been recognised as one of Latvia’s most significant new office developments. It is also a key driver of the Riga Central Business District’s development, strengthening Riga’s competitiveness across the Baltic region. Its strategic location next to the city’s main multimodal public transport hub and the future Rail Baltica station ensures excellent accessibility at both local and international levels.
The anchor tenant of the A-class office complex is SEB Bank. A further 1600 m² of leasable space remains available, offering flexible office and commercial premises ranging from 120 to 400 m² per floor. This provides companies of various sizes with the opportunity to operate in the centre of Riga in an environmentally responsible, technologically advanced workplace designed to support employee well-being.
SATEKLES BIZNESA CENTRS is one of Latvia’s highest-rated new-generation premium office complexes. At the “Latvian Construction Award 2025” competition, the project received first place in the “New Public Building” category. At the Baltic real estate professionals’ “BREL Forum Awards 2025”, it was named “Project of the Year”, receiving the highest assessment from both the jury and the public. In addition, SATEKLES BIZNESA CENTRS received two first-place awards at the “Digital Construction Excellence Awards 2025” in the “BIM Project” and “BIM Construction Site” categories and was selected as a finalist in the international DALUX Award 2025 competition.
The Class A office complex SATEKLES BIZNESA CENTRS was developed by Linstow Baltic, one of the leading real estate developers in the Baltics. The architectural design and author supervision were carried out by the SN&L partnership, comprising Sarma & Norde Arhitekti and Lauder Architects. Construction began in March 2023, and the complex was commissioned in June 2025. The construction works were carried out by the general contractor Bukoteks, while Forma 2 engineering consultancy team provided construction supervision and BIM coordination on behalf of Linstow Baltic. The “Best Building of the Year in Latvia” competition has been held for 28 years and aims to promote quality in Latvia’s construction sector by highlighting professional achievements and examples of best practice. The “Best Building of the Year in Latvia 2025” competition is organised by the Latvian Builders Association and the Latvian Association of Civil Engineers in cooperation with Ceresit, 17 construction industry organisations, the State Construction Control Bureau, State Real Estate, the Latvian Association of Local and Regional Governments, Riga Technical University, Latvia University of Life Sciences and Technologies, Riga Building College, and the RISEBA Faculty of Architecture and Design.
