“SEB banka” office building at “SATEKLES BIZNESA CENTRS” announced as the most sustainable building in the Baltics
The Class A office complex “SATEKLES BIZNESA CENTRS”, developed by leading Baltic real estate developer Linstow Baltic, comprising three interconnected buildings, has completed the BREEAM building sustainability certification process, achieving the highest score ever awarded in the Baltics. Building A, whose anchor tenant is “SEB banka”, has received its final certification with an outstanding score of 89.9% (“Outstanding”), marking the highest rating ever granted to a newly constructed building in the Baltics. As a result, “SATEKLES BIZNESA CENTRS”, located in the “Riga Central Business District”, further strengthens its leadership position in the sustainable office segment and sets a new benchmark for the industry by combining a prime location with environmentally responsible and future-oriented design solutions.

This achievement establishes a new quality benchmark in the Baltic sustainable office market, highlighting the project’s technical and architectural excellence, as well as the team’s professionalism and capability to deliver complex, strategically significant developments. It is the result of more than four years of structured and effective collaboration among all stakeholders – from the sustainability ambitions of the developer, “Linstow Baltic”, and the strategic vision of “SEB banka” regarding the building’s technical and fit-out quality standards, to the thoughtful integration of the project within the rapidly developing “Riga Central Business District”. The district’s evolution into a significant business and investment hub, supported by modern infrastructure and excellent connectivity, substantially strengthens Riga’s competitiveness across the Baltic region. In addition to Building A’s record-breaking result, Building B has also achieved an “Outstanding” rating with 89.7%, previously the second-highest score in the Baltics, while Building C has received an “Excellent” rating of 76.5%. With this, the BREEAM certification process for the entire office complex has been fully completed, achieving the highest overall rating in the Baltics.
For Building A, the BREEAM sustainability certificate was awarded not only under the traditional “Shell & Core” (base building without tenant fit-out) assessment scope, but also under the significantly more demanding “Fully Fitted” (full fit-out) scope, which is rarely achieved in the market and confirms the project’s quality across all operational aspects of the building.
The project achieved the maximum available credits in the Management, Energy, Transport, and Water categories, demonstrating excellence in resource management and operational efficiency. In addition, scores exceeded 75% in the Health and Wellbeing, Waste, and Land Use & Ecology categories, reflecting a strategically balanced and integrated approach to sustainable development. The highest BREEAM rating in the Baltics confirms the superior quality of the “SATEKLES BIZNESA CENTRS” buildings, efficient resource management, and compliance with internationally recognized sustainability standards, while significantly strengthening the complex’s competitiveness and overall sustainability profile at the Baltic level.

“SATEKLES BIZNESA CENTRS” is a modern, energy-efficient and sustainable Class A office complex developed by “Linstow Baltic” as part of the “Riga Central Business District” development initiative. The project aims to create a high-quality, competitive business environment in the heart of Riga, combining advanced architecture, energy efficiency, technology, and modern design. It is situated within the block bordered by Elizabetes, Ernesta Birznieka-Upīša, Dzirnavu and Satekles streets, seamlessly integrating into the central hub around Riga Central Railway Station, the “Origo One” business centre and the “Origo” shopping centre. Strategically located next to the city’s main public transport hub and the future Rail Baltica station, the complex offers excellent connectivity both locally and internationally.
“SATEKLES BIZNESA CENTRS” has received top recognition in leading Latvian construction and real estate industry competitions. The project was honoured as “Project of the Year” at the prestigious BREL Forum Awards 2025, winning both the jury and public vote, and also claimed first place in two categories – “BIM Project” and “BIM Construction Site” – at the “Digital Construction Excellence Award 2025”. These awards underline the complex’s exceptional quality, sustainable approach, high level of innovation, and strategic importance within Latvia’s real estate market. The project developer, “Linstow Baltic”, was honoured with the “Riga City Entrepreneur of the Year 2025” in the Real Estate Sector award, recognising the company’s significant contribution to the development of Riga’s city centre, including the formation of the “Riga Central Business District”, strengthening the city’s competitiveness, and fostering a sustainable urban environment. Opened in 2025, the Class A office complex “SATEKLES BIZNESA CENTRS”was developed and is managed by “Linstow Baltic”, one of the leading real estate developers in the Baltics. Architectural design and author supervision were carried out by the joint venture “SN&L” (“Sarma & Norde Architects” and “Lauder Architects”). Construction began in March 2023 and was completed in June 2025. The general contractor was SIA “Bukoteks”, with construction supervision with BIM coordination provided by SIA “Forma 2” on behalf of “Linstow Baltic”. BREEAM certification was led by specialists from the Lithuanian UAB “SEES Group”.
