SATEKLES BIZNESA CENTRS, the A-class office complex developed by Linstow Baltic, has been recognised as the most sustainable building in the Baltics, winning first place in the “Most Sustainable Building 2026” category of the international “Sustainability in Architecture, Construction and Design 2026” competition. The award, received in competition with projects from across the Baltic States, recognises SATEKLES BIZNESA CENTRS for its excellence in architecture, construction and the implementation of sustainable solutions, further strengthening its position among the most ambitious new-generation office developments in the Baltics. The competition is organised by the Building Design and Construction Council (BDCC). This year, 47 entries were submitted across five competition categories and evaluated by an international jury.

The 12,000 m² SATEKLES BIZNESA CENTRS is equipped with energy-efficient and environmentally sustainable technologies that reduce resource consumption and enhance tenant wellbeing. Building A, whose anchor tenant is AS SEB banka, received its final BREEAM certificate with an exceptional “Outstanding” rating of 89.9%, achieving the highest sustainability score ever awarded to a new-build development in the Baltics.

In addition to Building A’s record-high BREEAM rating, Building B also received an “Outstanding” rating of 89.7%, the third-highest score in the Baltics, while Building C – the reconstructed 19th-century wooden building achieved an “Excellent” rating of 76.5%.

Across the ten BREEAM assessment categories, Building A achieved the maximum number of credits in four categories: Management, Energy, Transport and Water – demonstrating outstanding performance in resource management and operational efficiency. In a further three categories: Health and Wellbeing, Waste, and Land Use and Ecology, the building achieved scores exceeding 75%, confirming a strategically balanced and integrated approach to implementing sustainable development principles.

SATEKLES BIZNESA CENTRS has been recognised as one of the most significant new office developments in Latvia. It is also an important driving force behind the development of Riga Central Business District, strengthening Riga’s competitiveness in the Baltic region. Thanks to its strategic location next to Riga’s main multimodal public transport hub and the future Rail Baltica station, SATEKLES BIZNESA CENTRS offers excellent accessibility at both local and international levels.

The anchor tenant of the A-class office complex is SEB banka, while a further 1,600 m² of leasable space remains available, offering flexible office and commercial premises ranging from 120 to 400 m² per floor. This provides companies of various sizes with the opportunity to operate in the centre of Riga in an environmentally responsible, technologically advanced working environment designed to support employee wellbeing.

SATEKLES BIZNESA CENTRS is one of Latvia’s most highly acclaimed new-generation premium office complexes. At the “Latvian Construction Annual Awards 2025”, the project won first place in the “New Public Building” category, while at the Baltic real estate professionals’ BREL Forum Awards 2025 it was named “Project of the Year”, receiving the highest recognition from both the jury and the public.

In addition, SATEKLES BIZNESA CENTRS received two first-place awards at the “Digital Construction Excellence Awards 2025” in the “BIM Project” and “BIM Construction Site” categories. At the “Best Building in Latvia 2025” awards, it received the “BIM Project of the Year” award for the outstanding use of digital tools in design and construction. In 2025, SATEKLES BIZNESA CENTRS was also selected as a finalist in the international DALUX Award 2025 competition.

SATEKLES BIZNESA CENTRS A-class office complex is developed and managed by Linstow Baltic, one of the leading real estate developers in the Baltics. The project’s architectural design and author supervision were carried out by the SN&L partnership, comprising Sarma & Norde Arhitekti and Lauder Architects. Construction began in March 2023, and the complex was commissioned in June 2025. The construction works were carried out by general contractor SIA Bukoteks. Construction supervision and BIM coordination on behalf of Linstow Baltic were provided by the engineering consultancy team of SIA Forma 2, while the BREEAM certification process was led by UAB SEES Group.

The competition is organised by the Building Design and Construction Council (BDCC), represented by Gunita Jansone and Agrita Lūse. Projects are evaluated in five categories: “Most Sustainable Building”; “Most Sustainable Project”, with separate subcategories for public buildings and for residential and apartment buildings; “Most Sustainable Timber Building”; “Most Sustainable Landscaping Project”; and “Most Sustainable Student Idea”.
